You may be saying, “I want to wait to sell. I want to wait to list my property until after the summer season. Maybe this fall, we'll put it on the market.”

Many sellers keep saying this over and over. However, the thing to remember is that if you're a seller, the best time to sell is when there is the lowest amount of supply, the lowest competition in the market, and the greatest demand.
Right now, we are experiencing a pinnacle in the seller's market. This is that peak of the seller's market where our pricing is at the highest level combined with still some of the highest demand, regardless of the fact that interest rates have risen.
So, if you're a seller and you want to get top dollar for your property the absolute best time to sell is when there is the least amount of competition and the highest demand. We’re in the summer months, and there's less competition and you have the biggest chance of getting your property sold and standing out from the crowd.
Imagine that if everybody else is waiting to put their property on the market in the fall now and you do the same, you're going to be faced with stiffer competition. You would be in a scenario where you would face more competing properties, interest rates that have risen, and possibly, less demand.
